Gene Simmons and KISS might “Lick It Up,” but when it comes to his massive mansion Gene’s hoping someone will pick it up … ’cause he just listed his house for a touch less than $14 million.

The legendary guitarist is putting his 7,741-square-foot Beverly Hills mansion on the market for $13.995 million … selling off the Swiss-designed architectural beauty.

The hillside home features an 1,800-square-foot deck, spacious ceilings and an open floor plan. Scenic views are integrated into the home … perfect whether enjoying the state-of-the-art kitchen, the upstairs gallery space, or the plush home theater.

Of course, the house comes with an obligatory pool … a 40-foot black-lined infinity pool and spa alongside an outdoor veranda.

The house design is guided by sustainable principles. It’s energy efficient and built to last … with a drought-tolerant landscape and solar panels built in for any eco-warrior to enjoy.

Simmons loves the natural light of the place, admitting his “favorite part of the house is waking up in the morning in the upper bedroom, having coffee in bed and on a clear day being able to see all the way out to the ocean. And my other favorite time is sunset in the upper bedroom or downstairs barbecuing something outdoors. The views really are spectacular.”

Sources with knowledge tell TMZ … Ben is very motivated to sell the mansion and wants to lower the price — but J Lo is dragging her feet.

The former couple’s Beverly Hills estate is currently on the market for $68 million … but we’re told since the start of the year, there’s been no serious interest. They publicly listed the house in July 2024.

Multiple realtors tell TMZ the $68 million asking price is way too high … with several agents going so far as to say Ben and J Lo need to drop the price at least 15% if they hope to sell. Another told us the exes overpaid when they bought it back in May 2023 for $60,850,000 in cash.

Our sources say folks who have the means to buy expensive mansions like Ben and J Lo’s are looking for real estate deals right now … and at the current price, we’re told this place is far from a steal.

Among the factors our sources say are working against Ben and Jen … rising insurance costs.

L.A. was hit hard by wildfires in January — with entire neighborhoods wiped out — and fire insurance prices are skyrocketing … so much so that we’re told the estimated insurance cost for Ben and J Lo’s place is an eye-popping $500,000 a year, which is turning would-be buyers away.

Ben and J Lo settled their divorce earlier this year … and as we first reported, the settlement included an agreement on the home, but the terms are confidential.

Comedian Fortune Feimster is hurtling towards a divorce … TMZ has learned.

Sources with direct knowledge tell TMZ … Fortune and her wife, Jacquelyn Smith, recently separated and Fortune is planning to file for divorce.

It’s unclear what caused the split or when they separated … but our sources say Fortune has been telling people in her orbit about the split more recently … so it sounds pretty fresh.

The estranged couple does not have any children together.

Fortune made her TV debut in 2010 on NBC’s “Last Comic Standing” … and she’s famous for her role as Colette in “The Mindy Project.” She also has acting credits on “The L Word” reboot, “The L Word: Generation Q.”
